*Only Stairwell #2 has keyed access.  All other stairwells are locked. You may only exit the stairs on the 1st/lobby floor or parking levels. We apologize for any inconvenience!

*Guests may use the intercom at either Dayton or Johnson location.  They will look you up by last name, dial your cell phone upon which you will hit #9 to allow entry.  This will unlock the elevator for 1 min. providing them access to your floor.

  • Our maintenance team is dedicated to ensuring Ovation 309 and all its residences operate smoothly. Should you have a maintenance request, please submit it online via the Resident Portal at Ovation 309’s website or contact a member of our staff. Our team is committed to completing maintenance requests in a timely manner.

  • Rent is due on the 1st of each month. Please make checks payable to “Hovde West Johnson LLC.” Please pay rent by the 3rd of the month to avoid a $75.00 late charge.
  • Please deliver checks to the rent drop box located with the resident mailboxes marked “rent checks” (closet to box #201) or the leasing office on the 2nd
  • To pay rent online by credit card or set-up ACH, please go to the Resident Portal on the Ovation 309 website (click the “Residents” button on the top middle of the home page) and then select “pay rent”.
  • Please call the office prior to moving in to schedule your elevator reservation. Elevators are reserved in 3 hour blocks starting at 7am.
  • Be sure to carry your unit key and key fob with you at all times. The back doors on Dayton St. are locked at all times. The front doors on Johnson St. are locked between 9pm and 5am. You’ll need your key fob at all times when going to and from the building.
  • Blue moving bins and dollies: Ovation has a number of large bins on wheels and dollies available for your convenience during move-in. Inquire with the attendant stationed at the back door or the concierge at the front desk if you have trouble locating one. Please return to the back Dayton St. entrance when you’re finished, so other residents can easily find them.
  • Recycling moving boxes: please break down and take to the building’s main trash room located on the first floor of the parking structure. The main trash room is just beyond the blue resident garage door and to your left. You’ll need your key fob to access the trash room. Put boxes directly in the marked recycling bins with black lids. Please do not leave boxes in the trash room on your individual floor.
  • Intercom system and letting guests in: please refer to the “Call Panel Intercom” insert in this folder for specific instructions on how to buzz guests into the building via the intercom system.
  • Ovation offers complimentary WIFI throughout all of the common spaces. Network Name: Resident Wifi.  Please use this password to connect: welcometoovation
  • Ovation 309 requires all residents to carry renter’s insurance at all times. The insurance coverage should be no less than $300,000.
  • Please see the renter’s insurance addendum from your lease agreement for more details.
  • Please submit proof of renter’s insurance to management within ten days of your move-in.
  • Fitness Center
    • Open 24/7; you must use your resident access fob to gain access
    • Men’s & women’s locker rooms with showers and saunas
  • Pet Terrace
    • Please pick-up after your pet; pets must be leashed at all times. All users must sign Pet Terrace Regulations agreement (included with our “welcome pets packet”).
  • 13th Floor Rooftop Terrace, Sky Club & Sky Bar
    • Hours – Su-Th 5am to 11pm, Fr/Sa 5am to 1am.
    • The Sky Bar will be open during special events and Ovation-hosted resident functions
    • If you wish to reserve the Sky Club for a private event, please contact the leasing office for rental rates and contract paperwork.
  • 7th Floor Clubroom, Veranda and Package Acceptance
    • Hours – 5am to 11pm daily
    • The coffee/tea/espresso machine is complimentary and available 24/7.
    • The outdoor Veranda features gas grills & fire pits for your enjoyment.
    • Pick up your packages from the package room located on 7 by the pet terrace door
  • Ovation 309 offers overnight guest suites for your visitors to rent by the night or week. The guest suites are fully-furnished one and two bedroom residences that feature cable/Internet, full kitchen appliances, washer/dryer, and queen bed.
  • Nightly rates are $175 and $250; please inquire with the Concierge for more details or to book a suite.
  • Resident Parking Resident parking is located indoors and underground on floors P1 and P2. Please contact management if you have questions about the location of your parking spot.
    • You must display your Ovation parking permit decal at all times
    • Your white parking card/fob will grant you access into the parking structure from Dayton and Johnson Streets. It is best to place this card on the front dashboard on the right-hand side or clipped to your visor, so the card reader can easily register the card/fob. It takes a few moments for the reader to recognize the card/fob before the garage door will open.
  • Guest Parking Ovation offers visitor and public parking on the first floor of the parking structure. Hourly, daily and overnight rates apply. Guest entry is via Johnson St As a resident your guest may have their parking ticket validated at the front desk for $10 per day.
  • Moped/Motorcycle Parking Ovation has dedicated moped and motorcycle parking spaces for rent at $50 per month. Please contact management if you wish to reserve one.
  • Dry Cleaning – Please see the Concierge to set up service with Master Cleaners. You may simply bring your dry cleaning bag down to the front desk and we’ll take care of it from there! You’ll be notified when your dry cleaning is returned and given the option for delivery.
  • Newspaper Delivery – Please alert the Concierge if you have a newspaper that will be regularly delivered to Ovation. We’re happy to drop it off at your doorstep.
  • Sky Club Reservations – The 13th floor Sky Club is available to rent for private use; fees and a security deposit apply. Please see the Concierge to pick up a Sky Club rental agreement.
  • Housekeeping Services – If you wish, Ovation may recommend its preferred housekeepers to provide personal maid service in your residence. Please see the Concierge for details.
  • Dining Reservations – In a pinch to grab a table at your favorite downtown spot? Contact our Concierge to make a reservation for you!
  • House Sitting – If you’re traveling for a week or more, our staff is available to check in on your residence every few days upon your request.
  • Guest Parking – If your visitors have questions about guest parking, please see the Concierge.
  • Overnight 24/7 Attendant – Ovation will have an overnight attendant who will offer limited concierge services. You will find them at the front desk after our Concierge has retired for the day.
  • Wine Lockers Located in the 13th floor Sky Club and available for rent at $25 per month
  • Ovation Bikes – Reserve daily with the concierge. No cost.
  • Storage Units Located on P2 of the parking structure. Storage units measure roughly 4 feet wide by 4 feet deep and 8 feet tall. Storage units are available to rent for $50 per month
  • Bicycle Parking Multiple bike racks are provided in Ovation’s garage for bike parking. Please provide your own bike lock. Come to the front desk to pick up your bike validation sticker as well.
